Private market landlords and property managers are critical to the success of permanent housing programs. Having access to safe and affordable rental units helps people to quickly exit homelessness.

When you partner with HHA, you help families in Okaloosa and Walton Counties move out of homelessness and into safe, stable homes. In return, you benefit from lower vacancy rates and tenant support from our partner agencies.

FAQs

Who is the lease with?

The lease is always between you and the tenant. The tenant signs it and is responsible for meeting all terms. Since they’re connected to a housing program, both you and the tenant will have a point of contact you can reach out to if issues come up — you’re not on your own.

Will an agency be paying the rent?

After the deposit and first month’s rent are covered by the supporting agency, all ongoing rent is paid directly by the tenant. These supports are temporary and not long-term subsidies.

Do I still get to screen tenants?

Yes — you choose who lives in your unit. Landlords set their own screening criteria and make the final decision. We simply ask you to consider applicants who have barriers but strong support behind them.

What paperwork do I need?

Very little. We just need a W-9, a simple Partner Form that explains how payments work, and a copy of your lease with the tenant. No long contracts or special agreements.

Who do I contact if there’s a problem?

Every participating tenant has a supporting agency and case manager, and HHA has a housing navigator, who can help resolve issues early. You can reach out for concerns about rent, communication, or lease compliance.

What happens if the tenant breaks the lease?

Your normal lease rules apply. You can use your standard notices and legal process. Agencies try to step in early to prevent this becoming necessary, but you keep full authority as the landlord.
